What Is DBBS? And The Difefrence Between EC and DBBS

Each person has their own needs, and it is best to research each option before deciding on a type of residential unit in Singapore. DBSS units are more affordable than other options because they offer the lowest-priced homes but require monthly payments for home maintenance fees, which can be up to $200 per month or $2144 over five years. EC buildings provide households with exceptional amenities like swimming pools and gyms that will help you show off your lifestyle! These luxury features come at an increased cost though so this may not be right for everyone looking for affordability.

WHAT DOES DBSS STAND FOR? 

Design, Build and Sell Scheme (DBSS) is an abbreviation for the term Design, Build and Sell Scheme. This was first introduced by Singapore’s Housing Development Board in 2005. Flats built under this scheme were meant to be public housing units that would be developed privately with HDB managing them after completion of construction. Supposedly these flats are designed better than typical HDBs but don’t come equipped with a swimming pool or fitness center!

 

WHAT DOES EC STAND FOR?

Executive Condominiums, or EC as it is more commonly known, are a type of housing in Singapore. Generally speaking they resemble private condominiums and are enclosed within gated compounds with amenities such as swimming pools and clubhouses. The difference between an executive condo (EC) to other types of residences is that buyers can take Central Provident Fund grants towards the purchase price from their earnings so these homes do not cost much higher than public housing units.

Executive condos were first built in 1999 when the Government realised there was need for new forms of residential buildings due to existing shortages across all markets – including affordable ones like public flats which had long waiting lists at this point because families who qualified could simply buy into them instead thanks to CPF grants.

Hence an EC is subject to some regulations that apply to HDB flats:

  • Buyers’ household income must not exceed $14,000, in order to qualify for an EC. (the limit was raised from the previous $12,000 in August 2015. )
  • For direct purchases from a developer, there is a minimum occupancy period of five years; during which the EC cannot be sold or rented out whole.
  • After five years, the EC can only be sold to Singaporeans or Singaporean Permanent Residents (PRs).
  • Only when the development reaches ten years old can it be sold to foreigners.

BTO or EC: Which should you go for?

Cities are quickly growing and evolving around the world. This can make it difficult to find a place that is both reasonably priced and in an up-and-coming area, but fortunately there has been some new developments in housing for highrise living which might be just what you’re looking for! These types of apartments offer many desirable amenities including fitness centers, pools or gyms as well as other nice additions like grocery stores on site. You’ll get your own private kitchen with all modern appliances too so no more waiting hours at restaurants near closing time because now you have everything you need right within arm’s reach. And if most importantly: these buildings come fully furnished from top to bottom meaning no moving stress either way! So before going off to your job interview you can hop into some clothes and grab that coffee because everything is there for the taking!

ECs are an excellent option in terms of affordability when compared to other types such as the BTO. This comes with a downside though – not all buildings come equipped with pools, gyms or even grocery stores so it may be best to research the specific building before committing.

 

Eligibility

FOR ECs

  • You should be a Singapore Citizen 
  • Your family core should involve essentially another Singapore Citizen or Singapore Permanent Resident 
  • You should be something like 21 years of age at the hour of utilization 
  • If you are purchasing an Executive Condominium (EC) under the Joint Singles Scheme, you should be something like 35 years of age 
  • Your normal gross month to month family pay should not surpass $12,000

 

FOR DBSS

  • You should be a Singapore Citizen 
  • Your family core should involve essentially another Singapore Citizen or Singapore Permanent Resident 
  • You should be something like 21 years of age at the hour of utilization 
  • Your normal gross month to month family pay should not surpass $10,000 in case you are applying for a DBSS level from Yishun PH1 and Tampines PH2 onwards 
  • Your normal gross month to month family pay should not surpass $8,000 in case you are applying for a DBSS level in projects dispatched before Yishun PH1 and Tampines PH2 
  • Your normal gross month to month family pay should not surpass $12,000 in case you are purchasing a DBSS level with your more distant family

 

The Price is Right

ECs have a clubhouse, gymnasium, pool and security. They’re similar to private condos but are more affordable because they don’t require HDB loans like DBSS do.

ECs can be bought from developers, and you are mandated to live in the EC for a minimum of five years. After that, if you’re selling it back to Singaporeans or PRs, there will be no restrictions on who is eligible to buy it based on nationality.

DBSS units come with all amenities such as gyms, pools, and grocery stores. A DBSS unit starts at $360,000 for a three bedroom set up with the cheapest units being from Tampines to Yishun

DBSSs can be bought directly from developers or through resale by Singaporeans/PR’s only if it is ten years old or older

Key Location

Location is one of the key factors to consider when purchasing a house. Location can determine how much your property will be worth once you sell it, so take this into account if you are worried about what happens after resale in an EC that isn’t as established as other neighborhoods.

 

Style Factor

If you want to live in a furnished and well-designed home, the EC is your best option. And if price isn’t an issue for you or budgeting is important but wants more amenities with their design then opt for DBSS instead. But like I said before, BTOs are great options too since they leave room open to be customized as desired by the owner of these properties.
